Factors that Determine Purchase and Pricing
On total purchase, your sale transaction will be graded on the following factors. More positive factors will result in a higher purchase offer. More negative factors will result in a lower purchase offer. Purchase offers will generally range from 70% to 100% of the principle balance remaining.
SEASONING: How old is the transaction, is there an escrowed pay history, how many months have been paid.
CREDIT RATING: What is the credit rating of the purchaser or buyer of the property in the transaction.
PROPERTY LOAN TO VALUE: What is the current value of the property or security and how much equity is remaining in the sale transaction.
PROPERTY LOCATION AND USE: If the security is real estate, is the property in a good area or a bad area for resale. Is the property a single use property which cannot be converted to a multiple use property. Is the property in a growth area or is the property located in a remote rural area.
TRANSACTION INTEREST RATE: What is the interest rate on the note, mortgage or contract. In most cases a rate lower than 12% annual percentage rate will penalize the seller in the desired yield.
