HOME LOAN GUIDELINES

$250,000 minimum

Guidelines for funding home loans have become more stringent during the past several months.   Large super jumbo loans ($1m and up) refinance or purchase maximum loan to value is normally 70% to 80% with good fico score with our private investors funding.  Larger loan sizes may drop to 60% or lower loan to value.

Guidelines for refinance and purchase with most loans- lower fico scores 550-600 maximum loan to value is normally 75%.

Guidelines for refinance and purchase with higher fico scores 700 and above on loans up to $1m maximum loan to value is normally 80% to 90%.

Guidelines for Doublewide/Singlewide M/H purchase or refinance on permanent foundation with fico score 650 or above maximum loan to value is normally 80%.

Guidelines for multi-family home purchase or refinance with high fico score maximum loan to value 80% to 90%.

Guidelines for construction loans with fico score 650 and above maximum loan to value will be 80% to 90%.

Guidelines for foreclosure bailout loans fico score not considered but must have at least 35% equity in property-most states.

Guidelines for Non-Owner Occupied investment properties up to 90% LTV most states with high FICO score.

Guidelines for all other home loans with fico score as low as 500, late payments and no foreclosure notices maximum loan to value 70% subject to underwriting requirements.

Super Jumbo Home Loan Guidelines

NEW HOME PURCHASE & REFINANCE PROGRAM UP TO $3 MILLION

Land and Acreage Financing

LOAN AMOUNT $250,000 TO $20,000,000 MILLION
INCLUDING HARD MON

Financing in most states.  Land with no infrastructure maximum 50% LTV.  Land with infrastructure up to 70% LTV.  Consider land development for projects.

Hard Money Commercial

LOAN AMOUNT $250,000 TO $25,000,000 MILLION
THIS IS OUR SPECIALTY

We have a group of private investors for these loans. Hard money on most commercial real estate with infrastructure on the land 65% to 70% LTV depending upon revenue and exit strategy.  Term 12-24 months interest only, rate 10% to 15%.  Fast turn-a-round on most loans if you have necessary documents available.  With the lower LTV, property value and appraisal will be the overriding consideration not the credit of the borrower.  Higher LTV the credit will become a factor.  We will require exclusive loan processing agreement-normally with no front fees.

Offshore Loans

Money World has investors for offshore loans $5 million and up.  Most offshore loans will take 90 days to close and a large amount of documentation and due diligence is required.  An exclusive master agreement on the project is required together with a  refundable loan processing fee of $2500 to $5000 to cover initial due diligence loan costs.  The fee is refundable at closing.  Loan fees are due at closing.

Use Our Computer Loan Search Program For Any Type Loan, Purpose or Size - You can search for any loan amount for any purpose from $1000 to $50,000,000 for home or commercial, hard money, foreclosure bailout, personal, consumer, business startup or expansion, leasing, credit card, auto or any other feasible loan.  Some loans can be unsecured and others have to be secured.  We do not control the requirements of the lenders.  We have been in the lending business for over 20 years and we know the lending guidelines for all type loans.  When you place your computer loan search order and then receive the loan summary form (as instructed) and return that to us, if you are making a loan request that does not appear to be fundable, we will not refund your loan search cost but at no additional charge we will tell you how to re-structure your loan request so that it is fundable.  And after you have restructured your loan request and resubmitted the loan summary form we will not charge you again for the computer loan search-fair enough?  When you are successful in getting your loan funded then we are successful at the same time.
