Guidelines
for funding home loans have become more stringent during the
past several months. Large super jumbo loans ($1m and up)
refinance or purchase maximum loan to value is normally 70% to
80% with good fico score with our private investors funding.
Larger loan sizes may drop to 60% or lower loan to value.
Guidelines
for refinance and purchase with most loans- lower fico scores 550-600
maximum loan to value is normally 75%.
Guidelines
for refinance and purchase with higher fico scores 700 and
above on loans up to $1m maximum loan to value is normally 80%
to 90%.
Guidelines
for Doublewide/Singlewide M/H purchase or refinance on
permanent foundation with fico score 650 or above maximum loan
to value is normally 80%.
Guidelines
for multi-family home purchase or refinance with high fico
score maximum loan to value 80% to 90%.
Guidelines
for construction loans with fico score 650 and above maximum
loan to value will be 80% to 90%.
Guidelines
for foreclosure bailout loans fico score not considered but

investors for these loans. Hard money on most commercial
real estate with infrastructure on the land 65% to 70% LTV depending upon
revenue and exit strategy. Term 12-24 months interest only, rate
10% to 15%. Fast turn-a-round on most loans if you have
necessary documents available. With the lower LTV,
property value and
appraisal will be the overriding consideration not the
credit of the borrower. Higher LTV the credit will
become a factor. We will require exclusive loan processing
agreement-normally with no front fees.

Offshore
Loans
Money
World has investors for offshore loans $5 million and up.
Most offshore loans will take 90 days to close and a large
amount of documentation and due diligence is required. An
exclusive master agreement on the project is required together
with a refundable loan processing fee of $2500 to $5000 to
cover initial due diligence loan costs. The fee is refundable at
closing. Loan fees are due at closing.

fundable, we will not refund your loan search cost but at no
